Terms & Conditions Please take a moment to read through our Terms and Conditions. By confirming your booking, you agree to comply with the following:

1. Arrival and Departure Check-in is available from 3:00pm on the day of arrival. The property must be vacated by 10:00am on the day of departure, unless otherwise agreed in advance with the host. For security purposes, guests may be required to confirm their identity at check-in by providing their booking reference and valid photo identification (passport, driving licence, or national ID card).

2. No Smoking All of our properties are strictly non-smoking. Smoking inside will result in a £150 fine, which will be charged to the card used for booking.

3. No Drugs The possession or use of illegal drugs is strictly prohibited. Any guest found in breach of this rule will be asked to leave immediately and will incur a £300 fine.

4. No Parties or Events Parties, gatherings, or events are not permitted unless explicitly approved in writing by the host. Breaches will result in a £250 fine.

5. No Pets Pets are not permitted in the property. Evidence of pets inside the premises will result in a £200 fine, charged to the booking card.

6. Damage Guests are responsible for any damage caused to the property during their stay. We reserve the right to charge the guest’s credit or debit card for repair, replacement, or specialist cleaning required, as well as for any missing items.

7. Guest Behaviour Guests are expected to conduct themselves respectfully at all times and to comply with host instructions regarding the property. We reserve the right to refuse accommodation, cancel a booking, or remove guests from the property if this condition is breached.

8. Assignment Prohibited Guests may not assign, sublet, share, or otherwise transfer the booking or the use of the property to any third party.

9. Number of Guests The number of guests staying in the property must not exceed the number confirmed at the time of booking. Any changes must be agreed with the host in advance.

10. Acceptance of Terms By confirming your booking, you acknowledge and accept these Terms & Conditions. If you have any concerns or questions, please contact our bookings team prior to your arrival.

11. Cancellation Policy Cancellations made 30 days or more before check-in will receive a 100% refund. Cancellations made between 14 and 29 days before check-in will receive a 50% refund. Cancellations made less than 14 days before check-in are non-refundable
